Tenant Find Service
The tenant introduction services includes, advising on achievable rental value and recommending type of tenant, full
marketing, arranging and accompanying viewings, taking full references for prospective tenants and taking guarantees if
necessary. Once tenants have been found and agreed with you, we also collect the first month's rent and deposit on your
behalf, prepare the tenancy agreement and signing of this and take a full inventory of the property and any items of furniture
included. On the first day of the tenancy agreement we sign out keys to the tenant and arrange a check-in so that the
inventory can be agreed with the tenants.
Rent Collection Service
We will collect the Deposit and initial rental payment from the Tenant. We will then arrange for a standing order to be set up
direct from the Tenant to us for future rent payments unless otherwise agreed. Payment of rent will be made within 3 days of
receipt of the rental each month to the landlord. Statements will be sent upon request.
With this service, we undertake all of the Tenant Find and Rent Collection Services and we will manage any maintenance
issues on your property for you. We act on the Landlord's behalf to identify any maintenance issues and liaise with the
Landlord to effect repairs. We also have an out of hour's emergency contact for all Tenants and Landlords for any issues after
office hours. This service also includes periodic inspections and tenancy renewals for a further 6 or 12 months.
